Consider this for a moment. When searching for a home you have several factors you need to take into account before even starting your search. Some of this may seem rather obvious but it is important to get off on the right foot.
You need to know what you can afford. If you are considering a mortgage you need to talk with a reputable knowledgeable loan officer who can help you determine a price point that is within your budget and something you feel comfortable with. When folks search online mortgage calculators don’t factor in tax’s and escrow’s required by lenders to establish the loan. You need to know what it is going to cost to “close the loan”, how much money you will need at closing.
Next you need to consider where you are in your life buying cycle. If it is a first home you can focus on something that will meet your needs for the next 5 to 8 yrs. If it is your first move up the additional space you are trying to move to and location. Once you have bought a couple of homes you learn the drill. You need to search for homes within a 5% range of your upper limit and within $25000 below what you can afford. Example you can afford $100000 home search homes around that price. Looking at homes in the $125000 range won’t work. Unless the seller is distressed no one will be selling you a market priced home for a 25% discount in this lifetime. Remember the seller has established their price on market comps and conditions and in most cases on the advice of a realtor, so it’s best to be realistic.
Location Seems obvious but think about what time you want to spend in your car commuting to work, school, shopping and alike. What type of amenities you want to be close to. If you are a relocation buyer you really need to study the entire area before you focus on a particular location. You have to do some homework. Don’t search by price alone narrow your target area. When price alone is the determining factor you may find homes all across the county an hour and over 50 miles apart.
Once you have determined these items search in that location for the home in the price point that best meets your criteria at the affordable budget you have established. If you can’t find what you are looking for then expand the search area slowly….think of throwing a pebble into a pond and how the rings expand. Small in the beginning then bigger as they ripple away.
