Selling a home can be rather intimidating. Unless selling homes is what you do where do you start? How do you start? What’s important what’s not?

First thing sellers should consider is hiring a Realtor who knows what they are doing and has a track record of success in your particular area and is actively showing and selling homes in your location.
Why, it’s pretty simple. You need to have an honest evaluation of your property and compare your property against other properties that have been sold recently in your location. You need to have someone who has been in these homes to give you advice on how your home really compares.
Sellers need to understand the absorption rate for their home at differing price points. Home sellers decide what price their home is listed for sale, and what they will sell it for not the Realtor. Someone who is actively selling homes in your area has obvious real time knowledge of what is selling and for how much. I personally show several hundred homes per year. I know what buyers are thinking what they are looking for and what the market is willing to pay. My interaction with buyer helps me understand totally what objections buyer will have to particular features of a property, lot location type and so on and what buyers are looking for and WHY in your area and most importantly WHAT discount buyers will apply or what price increase they will be willing to pay for different features on a property. Most sellers understand this themselves having bought in the location originally but the market changes and changes rapidly. Consumer tastes and preferences change rapidly! You need to have an understanding of what the market is for your home how long it will take to sell and a fairly definitive idea and what price it will sell for.
Many listing agents don’t show homes. I do because I like the feedback and knowledge as to what the market is doing and market expectations real time. Would you hire a fishing guide who never went fishing?
Once you have a clear understanding of what your home is likely to sell for what improvements may need to be made in order to sell your home you then need to assess the marketing strategy that will be implemented by the Realtor you hire and what type of exposure they will garner your property and what market segments they will expose the home too.
It makes little sense exposing your home to folks who are not in the market for your home or do not have the means or the ability to buy your property. Does the Realtor market your home or THEIR SERVICES. Think of this for a moment folks, most Realtors spend their entire marketing budget on marketing themselves and not the properties they are contracted to sell !!!! Look at the marketing plan. If it consists entirely of signs in the front yard with their picture painted on it some paper flyers and they will take some photos with their cell phone and enter the home into the MLS that is not much of a plan, has little chance of attaining the seller the best and highest price for their home and will lead to an aged listing with multiple price reductions.
