Gateway Zebulon: What a $70 Million Project Does to a Town That Trades $318 Million a Year

Zebulon has been talked about as an up-and-coming town for a decade. Gateway Zebulon is the kind of number that moves the conversation from talk to arithmetic. Here is what it is, how big it actually is relative to this specific town, and what it does and does not mean for the property you own or are thinking about buying.

The short answer

  • Gateway Zebulon is a $70 million project. The Town of Zebulon featured its advancement among its 2025 milestones.
  • For context, everything that sold through the MLS in Zebulon over the past twelve months totalled about $318 million.
  • Of that, commercial property was $2.7 million across six sales. Gateway is roughly 26 times that.
  • It is not a reason to overpay for a house. Zebulon has 276 homes for sale and the buyer currently holds the leverage.

The scale, in local terms

"$70 million" means nothing until you put it against the town it is landing in. So here is Zebulon's entire recorded market — every property type — for the twelve months to 25 July 2026, from Doorify MLS closed-sale records:

Two things fall out of that table.

First, a single $70 million project equals about 22% of a full year of every transaction in this town — houses, land and commercial combined. That is not a normal ratio for an established market. It is the ratio you see when a town is changing category.

Second, look at the commercial line. Six sales. $2.7 million. Zebulon's commercial market, as measured by what passes through the MLS, is tiny. Most commercial property here changes hands privately, off-market, between people who already know each other. That is worth understanding before you conclude there is nothing available — the listings are not where the market is.

We publish these figures because we run a live mirror of Doorify MLS covering Wake, Franklin, Nash, Wilson and Johnston counties. They are closed sales, not estimates, and we would rather show you the arithmetic than tell you a town is "booming."

Why it is happening now

Gateway did not arrive on its own. The Town's 2025 review also recorded the approval of two major master-planned communities and the groundbreaking of a new Fire and EMS facility. Those three things are the same story from different angles: rooftops are being approved, public services are being built to serve them, and commercial capital follows the rooftops.

The residential side backs this up. As of July 2026, Zebulon has 276 homes for sale, 158 of them new construction, and closed 766 residential sales in the past year at a median of $359,000. Builders do not commit at that volume to a town they expect to stay small. Commercial developers read the same permit data builders do — they are simply slower to move, which is why the retail and services always feel a step behind the houses.

That lag is the actual opportunity in a town like this, and it is also why it closes quietly rather than with an announcement.

If you own property nearby

Honest version: this is good news, and it is not a lottery ticket.

  • Commercial investment generally supports residential demand. More reasons to be in town, more services within a short drive, more employment. That is a real tailwind over years, not weeks.
  • It will not rescue an overpriced listing. Only 15% of Zebulon sellers beat their original asking price over the past year, and the median resale still took 69 days. A development three miles away does not change what a buyer will pay for your house next month.
  • Watch your assessment. Wake County's next revaluation is effective 1 January 2027 and it reads 2026 sales. Rising values eventually mean rising tax bills — see what the revaluation means for eastern Wake.
  • If you own commercial or land near the corridor, this is the moment to know what you have rather than the moment to sell it. Six commercial sales a year means very little public price discovery, and an owner who does not know their number is the easiest person in the room to buy from.

That is a market with real supply and real negotiating room. The gap between the $420,000 median asking price and the $359,000 median sale price is the single most useful number on this page for a buyer: sellers here are listing well above where the market clears.

Buy the house that works at today's number. If the town grows into the price over the next decade, that is upside you did not pay for — which is the only kind worth counting on.
